Public hearing set for Columbia Avenue housing development proposal – Castlegar News

The Town of Castlegar will hold a public hearing regarding a proposed residential and commercial development in Kinnaird.

At a February 22 meeting, Castlegar City Council passed the first two readings of Zoning Amendment By-law 1379 regarding a proposed project for 2405 Columbia Avenue and 2404 6th Avenue, the former site of the Brandson Pool . Passing the first readings of the by-law is a necessary step to trigger a public hearing on any proposal requiring a rezoning.

Nexus Development Group and Sutherland Group Enterprises’ proposal calls for approximately 50 new high quality housing units, living/working space, up to 10 commercial spaces and a central courtyard.

Part of the existing park would be kept by the city and the games and green spaces would be redefined.

The project is still in the early stages of the proposal, but initial options include four or five stories built using cross-laminated timber from Kalesnikoff Lumber.

The Columbia Avenue property is within a “Specific Growth Area” in the Town of Castlegar’s Official Community Plan, where mixed-use development, multi-family dwellings and commercial uses are encouraged.

A public information session was held on February 10 via Zoom and a number of neighborhood residents voiced their opposition to the development.

The public hearing on the rezoning will be held Monday, March 14 at 6 p.m. at the Castlegar Community Forum (445 13th Avenue). Residents can also listen by phone or via Zoom. Go to castlegar.ca/ph for details.

The public hearing is only one step in the approval process. The zoning by-law should then be voted on and adopted. Next steps include a development permit and transfer of beneficial ownership.
